Poinciana questions
What is the Florida homestead exemption and when do I file?
Florida's homestead exemption can reduce your home's taxable value by up to $50,000. File with the county property appraiser by March 1. In Osceola County you file with the Osceola County Property Appraiser.
How do I find out which schools serve my address?
School assignments are set by School District of Osceola County and can differ street by street, so never rely on a listing or hearsay. Use the district's official address-lookup tools to verify before you commit to a home.
Which electric company will I have?
Electric service in Poinciana is split by area: Duke Energy Florida serves most of the community, while Tampa Electric serves parts of the Polk side; confirm your exact address with each utility before setting up service.
What county is Poinciana in?
Poinciana is in Osceola County, Florida, an inland county. The county determines your property taxes, school district, and most local services — the Osceola County Property Appraiser is the authoritative source for any specific parcel.
Will my home have an HOA or CDD?
It depends on the community: many newer neighborhoods carry an HOA, a CDD, or both, while older areas may have neither, and the costs differ meaningfully. Our HOA & CDD guide explains how to check any property before you buy.
How worried should I be about hurricanes?
Hurricane season runs June through November and preparation is a normal part of Florida life. Osceola County is inland with no storm-surge evacuation zones; wind, rain, and power outages are the main planning points. Our Storm Ready page keeps live alerts and the checklist in one place.
What is the Association of Poinciana Villages?
The APV is the master homeowners association that governs Poinciana's villages, with each village operating as its own sub-association under the master board. Assessments fund community parks, pools, the community center and other shared services that a city government would otherwise provide, since Poinciana is unincorporated.
Is Poinciana in Osceola County or Polk County?
Both. The community straddles the county line: Villages 1, 2, 5 and 9 sit on the Osceola side and the remaining villages are in Polk, so property taxes, schools, permits and county services depend on which village a home is in. Confirm any specific address with the Osceola County Property Appraiser (property-appraiser.org) or the Polk County Property Appraiser (polkpa.org).
Who provides electricity and water in Poinciana?
Electric service is split by area: Duke Energy Florida serves most Poinciana addresses, while Tampa Electric's territory covers parts of the Polk side, so confirm your specific address with each provider before scheduling a move. Toho Water Authority provides water and wastewater throughout Poinciana in both counties.
